Find the deal
Scan the market for new listings, gather information, and estimate what a property is really worth. Competing investors are hunting the same opportunities. Hesitate, and someone else signs first.
Negotiate
Read the seller
Negotiate face to face. Read their temperament, make offers and counteroffers, and know when to walk away. Push too hard and they refuse. Fold too early and you leave money on the table.
Inspect
Find what is wrong
Every property carries its own history and condition. Mould in the bathroom, worn coverings, scratched floorboards. Buildings deteriorate, and every defect has a number attached.
Renovate
Repair, refurbish, or leave it
Make a quick repair, carry out a major refurbishment, or leave the place as it is and put your money elsewhere. Smart modernisation lifts both value and rental potential.
Rent
Choose your tenants
Applicants arrive with portraits, professions, incomes and risk profiles. A reliable tenant pays for years. A risky one brings missed rent, complaints and damage.

Watch the cycle
Every city and district runs its own multi year cycle of quiet periods, booms and corrections. Buy a forgotten neighbourhood before it takes off, or get stuck holding overpriced concrete.
